Samsun Soho Residences — Power-Floated Concrete Floor and Line Marking

The floor of a covered car park is the most heavily worn surface in a building: vehicle loads, tyre scrub, oil and water. Two decisions govern the work on that surface — the quality of the float, and applying the surface hardener at the right moment.
In the Soho Residences car park the floor was levelled by power float and a surface hardener applied. Bay markings, numbering, directional arrows and the pedestrian route were then painted.
Timing in a power-floated floor
Power floating has to be done within a particular window as the concrete sets. Start early and the surface opens up; leave it late and the float does not take, leaving a rough finish. The surface hardener is applied within that same window, broadcast onto the fresh concrete — a coating applied afterwards does not give the same strength.
What line marking solves
Car park markings are a matter of function, not appearance. A well-planned marking layout increases capacity and reduces manoeuvring accidents.

- Numbering is matched to the individual units.
- Directional arrows establish one-way flow and prevent vehicles meeting head on.
- The pedestrian route and accessible bays are separated in a different colour.

Frequently asked questions about this project
Can work be done on an existing car park floor?
It can. If the existing concrete is sound, the surface is mechanically opened up, repairs are made and an epoxy or polyurethane coating is applied. Power floating, on the other hand, is a method applied to fresh concrete; on an existing floor it is only possible if a new screed is being laid.
How long does the car park stay closed?
It depends on the scope and the area. We stage the work section by section so the whole car park is never closed at once. The section concerned must be kept clear of vehicles through the coating and paint cure times; we notify the management of those periods in writing at the outset.
Do you work with residents’ and building managements?
Yes. On car park floors, terrace waterproofing, basement damp problems and strengthening we contract directly with the management. On such work we issue the stage programme in writing, so residents know in advance which section will be unavailable and when.
